Selling Your Home In Today's Market

'Realistic' approach is needed in weak market

Those who sell real estate recall those heady days just a few years ago, when competition over the best homes on the market - known as "showcase properties" - was robust. Multiple bids were common, and eager buyers submitted contract offers stripped of all conditions, such as the right to a home inspection.

Indeed, some buyers were so anxious to beat rival bidders in the race to own an attractive home that they would snap it up without even visiting first, recalls Tom Early, a real-estate broker and former president of the National Association of Exclusive Buyer Agents (

Nowadays, the tables are turned. In many neighborhoods, buyers have lots of leverage, and motivated sellers, including the corporate owners of homes taken back through foreclosure, are compelled to bargain with prospects. The sellers of showcase homes, known as "cream puffs," are no exception. "At a time when buyers are incredibly demanding, you must be absolutely realistic about the market," Early says.

Here are pointers for the sellers of homes with exceptional allure:

• Select a listing agent with a good eye.

"If your house is spectacular, you want visuals to show just how good it looks," says Dorcas Helfant, a former president of the National Association of Realtors (

Visuals include photos for print advertising and video for online listings, including the "virtual tours" that have become a popular home-marketing tool in cyberspace.

As Helfant notes, more agents are taking classes in digital photography, and more are producing the sort of professional-quality visuals that home sellers need to compete, especially in neighborhoods with many homes for sale.

• Don't expect too much of a pricing premium.

Is the property you're selling decked out with several features that excite buyer interest, such as fine wood cabinets, granite countertops, floor-to-ceiling windows and a fireplace in the master suite? Does it also have 10-foot ceilings throughout? If so, you may be tempted to ask a lot more than your neighbors are asking for similar-size properties that lack such fancy features.

But Helfant cautions against attaching too high a premium when pricing your showcase home, no matter how fancy or well-kept it is.

"Given today's competitive markets, where available properties abound, I wouldn't go more than 3 to 5 percent over other like homes in your community, even the ones that don't show nearly as well," she says.

• Consider a neighborhood open house for the public.

Real-estate experts often downplay the value of public open houses as a means of attracting the interest of serious purchasers. They say most open-house visitors are curious neighbors or "wishful buyers" who lack the means to go through with a purchase. On the other hand, well-qualified buyers are typically guided through homes by their agents.

But Helfant says there's a way to increase the impact of the public open house conducted for your showcase property: Encourage other sellers in the neighborhood to hold open houses on the same day, thereby increasing your potential draw.

"Ask your listing agent to contact the agents representing all the other sellers. The more the merrier when it comes to open houses. With more homes open, the greater the chance that serious prospects will come by, with or without their agents," Helfant says.

A neighborhood open house can be especially beneficial for the sellers of showcase homes because buyers can quickly compare all the places they see.

• Don't second-guess yourself on your plans to sell.

Many owners of showcase homes are ambivalent about letting go of their properties in a market where bargain shoppers have so much clout. Even after they've put their place up for sale, they wonder if they should pull the place off the market until they can get a better price.

Before retreating, Early urges you to take into account the personal and financial implications of postponing your sale.

"Maybe your neighborhood market could stage a huge rebound within one to two years. But you should also consider all the ways you might lose out by waiting," Early says.

"Postponing your hopes and dreams for a better housing situation means you could be missing that once-in-a-lifetime chance to buy your fantasy property at a major discount," he says.

Harris County is a county located within the Houston–Sugar Land–Baytown metropolitan area. As of 2000 U.S. Census, the county had a population of 3,400,578 (though a 2007 estimate placed the population at 3,935,855), making it the most populous county in Texas and the third most populous county in the United States. Its county seat is Houston.

Harris County is named for John Richardson Harris, an early settler of the area.

As of the census of 2000, there were 3,400,578 people, 1,205,516 households, and 834,217 families residing in the county, making it the largest county by population in Texas. The population density was 1,967 people per square mile (759/km²). There were 1,298,130 housing units at an average density of 751 per square mile (290/km²). The racial makeup of the county was 58.73% White, 18.49% Black or African American, 0.45% Native American, 5.14% Asian, 0.06% Pacific Islander, 14.18% from other races, and 2.96% from two or more races. 32.93% of the population were Hispanic or Latino of any race. 7.2% were of German, 6.2% American and 5.3% English ancestry according to Census 2000. 63.8% spoke English, 28.8% Spanish and 1.6% Vietnamese as their first language.

In 2006 Harris County had 3,886,207 residents. This represented 14.3% growth since 2000.

2005 saw Harris county with 37.5% of its population Latino. This represented an increase of over 120,000 in the number of Latinos in the county. 5.5% of the population was Asian. South Asians especially Indian Americans making up one of the fastest-growing immigrant groups in Harris County, with 35,971 counted in the 2000 Census;.[3]. African Americans constituted 18.4% of the county's population, representing a slight decline in percentage. It however meant the total number of African-Americans in the county had risen.

In 2000 There were 1,205,516 households out of which 37.70% had children under the age of 18 living with them, 50.60% were married couples living together, 13.70% had a female householder with no husband present, and 30.80% were non-families. 25.10% of all households were made up of individuals and 5.30% had someone living alone who was 65 years of age or older. The average household size was 2.79 and the average family size was 3.38.

In the county, the population was spread out with 29.00% under the age of 18, 10.30% from 18 to 24, 33.40% from 25 to 44, 19.80% from 45 to 64, and 7.40% who were 65 years of age or older. The median age was 31 years. For every 100 females there were 99.20 males. For every 100 females age 18 and over, there were 97.00 males.

The median income for a household in the county was $42,598, and the median income for a family was $49,004. Males had a median income of $37,361 versus $28,941 for females. The per capita income for the county was $21,435. About 12.10% of families and 14.97% of the population were below the poverty line, including 19.60% of those under age 18 and 12.20% of those age 65 or over.

Various companies are headquartered in incorporated and unincorporated areas throughout Harris County.

Academy Sports and Outdoors, a sporting goods retailer, has its corporate offices and product distribution center in unincorporated western Harris County.

Hewlett-Packard operates its United States region office in a complex northwest unincorporated Harris County; the complex formerly belonged to Compaq prior to Compaq's merger with HP.

As Houston mostly resides in Harris County, much of the county's economy is related to Houston.

Barker‘s Landing, Houston, presently has 363 homes, Barker Court has 40 homes and Barker‘s Place has 24 homes. All Barker‘s Landing communities‘ maintenance assessments are payable annually by January 31st. These fees are used for 24-hour security patrol, utilities, administrative services and for maintenance of the common areas, swimming pool, tennis courts and irrigation system. Barker Court and Barker‘s Place are separate subdivisions with individual homeowner‘s associations and maintenance fees and share, on a pro-rata basis with BLHOA, the applicable expenses for common areas, security patrol, etc.

The initial development of Barker‘s Landing began in 1972 on 120 acres of land which was formerly a gardening nursery. Plans were for a gated, single entry, private golf course community called La Cour Du Roi (The King‘s Yard). Only a few homes were built before financial difficulties were encountered and, in 1975/76, ownership of the property changed and a new name of BARKER‘S LANDING was given with plans of a single entry, gated community of townhomes and patio homes. Evidently, sometime around this change the lion figurines, which had previously guarded the entrance, were retired.

Barker‘s Landing is comprised of three subdivisions—Barker‘s Landing, Barker Court and Barker‘s Place. Initial construction of these three began in 1977. Each has its own homeowners association and Board of Directors.

Planned Community Management Inc. (PCMI) handles the administrative functions for all three homeowners associations and is located at 15995 N. Barker‘s Landing Road; Ste. 162. PCMI also performs a monthly inspection of the community to determine if there are violations of the Deeds of Restrictions. Mr. Robert Eaton is the PCMI contact for all three homeowners groups. Barker‘s Landing Community Club (BLCC)

BLCC is a social club for all Barker‘s Landing residents. You are automatically a member of BLCC; however, a voluntary annual membership fee of $10.00 per family is gratefully received and these fees are put to the benefit of all living here. These proceeds are used to help beautify the common areas of our subdivision with flowers, shrubs, etc. BLCC holds coffees in the homes of residents and sponsor social events throughout the year. A semi-monthly BLCC Bulletin is published which gives neighborhood news and the meeting schedule on its back page. Encouragement to attend the meetings extends to not only the "lady of the house," but also to the "gentlemen." This forum is a wonderfully fun way to enjoy interesting programs, fabulous food and good conviviality in which to meet your neighbors. The meetings are approximately 2 hours in duration.

BLCC compiles a printed Telephone Directory each year through the volunteer efforts of BLCC members. The Directory is delivered to each resident‘s home by BLCC Block Captains. Earliest settlement of the community known as Cane Island, for Cane Island Creek that runs through it, was in 1872.

The City of Katy was formally incorporated in 1945.

Telephone service in the Katy area is determined by a decision dating back to the 1930's. Local telephone was not available in the Katy area back then, so the local farmers invested as a group and had their own telephone service installed. AT&T (then Southwestern Bell) did not offer service at the time with the dividing line between SBC and the local farmers based on a fence line because Mason road did not exist.

The Public Utility Commission of Texas was established and those fence posts became the dividing line between telephone companies.
